Introduction

Greenleaf is a two bedroom house located in the Centre of Bamburgh. Greenleaf has its own private parking space next to its entrance suitable for 1 car. The village bus stop is just around the corner. There is a slight lip from the gravel car park to the paving within Greenleaf’s walled garden. There is one step into Greenleaf which is accessed via double French doors. Greenleaf is a two storey building with a straight staircase to the First floor (13 steps). We aim to meet the needs of all of our guests, however, due to the nature of the property this can make access for guests with limited mobility difficult and the house is unsuitable for wheelchair users due to the stairs to the bedrooms.

Greenleaf is located round the corner from Ingram Road which is Just off the main street in Bamburgh (Front Street). Although the drive round to Greenleaf is gravel there is a wide footpath all the way round to Front Street. From Front Street there is a slight downhill walk down to the Castle and the beach. The easiest access to the beach with a pushchair or limited ability is via the first car park off the Wynding road.

The lounge, kitchen, dining room, and garden are located on the ground floor. The two bedrooms and family bathroom are located on the First floor.

Pre-arrival

• Arrival anytime after 4pm – we have a key lock located next to the Front doors. We will e-mail you with the code nearer your stay.

Local Amenities

• The Local butchers are just around the corner.
• There is also a small grocers/ greengrocers located across the road.
• The nearest supermarket (Co-op) is located in Seahouses 3 miles away; Seahouses also has a Chemist, petrol Station, post office and other local shopping.
• Berwick train station is located 15 miles away.
• The owners of Greenleaf can be contacted by telephone, post or email.
• The house has oil central heating and a large hot water tank.
• The duvets and pillows are luxury non allergenic microfibre with quality bed linen and towels.
• All beds have mattress and pillow protectors.
• The house is strictly non-smoking.
• There are mains smoke detectors and a fire procedure in place.
• There is WI-FI internet access.
• We have a comprehensive information folder and plenty of leaflets on local attractions.

Ground Floor
• There is one external door entrance into the house with 1 step . The Front entrance leads into the kitchen with a staircase to the bedrooms and bathroom on the first floor.
• From the kitchen there is a hallway leading to the downstairs toilet and open plan lounge and dining room.
• The kitchen has a tile effect vynl floor covering; there is a fridge/ freezer, eye-level electric oven, full size dishwasher, ceramic hob, microwave and sink. The worktop, sink and hob are 90cm high. There is enough crockery, cutlery and glasses for 6 guests. Tea towels, oven glove, apron, and cleaning products are provided.
• The lounge has solid oak flooring and has two leather sofas; flat screen digital TV with DVD player, and a nest of coffee tables.
• The dining room has solid oak flooring, a large oak dining table with 4 chairs, side table, and floor length curtains.
• The Laundry room houses the washing machine, drier, iron and ironing board, mop and bucket, hanging space to dry wet things, buckets and spades, broom and dustpan and brush.
• There is WI-FI internet access.
• There is also a large selection of leaflets for tourist attractions and a small library of CD’s, and board games in the dining room.
• There are 13 carpeted stairs up to the first floor.


First floor
• All bedrooms are carpeted and the bathroom has non slip vynl floorcovering.
• The bathroom is very spacious with a standard sized family bath, separate enclosed shower with slight step up into shower, WC, heated towel rail; hand basin with mirror and light and a shaver socket.
• The Master bedroom has a king size bed, two bedside chests of drawers, two bedside lamps, chest of drawers, wardrobe, chair, alarm clock, hairdryer, flat screen TV and sofa.
• The other bedroom has two full size single beds, bedside table, bedside lamp, wardrobe.
• There is a cupboard on the upstairs landing which houses the hoover.

Description

Greenleaf is a spacious two bedroom wing attached to the rear of another one of our listings, The Greenhouse. This modern property is perfect for families with it's large open plan sitting and dining room. The property provides a wonderful base to explore Northumberland set in the heart of the historic coastal village of Bamburgh. It is located within strolling distance of a selection of superb restaurants and shops, Bamburgh Castle and miles of white sandy beaches.

Greenleaf can be let separately or together with The Greenhouse to sleep up to 12 guests in total. Greenleaf has its own small walled garden with lawn and patio area which is beautifully sheltered making it a real sun trap and has the advantage of a private parking space. Greenleaf is nestled between The Victoria Hotel and the Castle Inn - perfect for eating out of an evening.

Ground Floor

Greenleaf's ground floor features an open plan lounge and dining area with a frosted glass window. This room features comfy leather seating, solid oak flooring, a flat screen TV, dining table and chairs. The newly fitted kitchen has access to an enclosed, walled garden with a patio area and a small patch of grass. There's a also a separate laundry room.

First Floor

The large bedroom has a king size bed. There's a twin room with two full size single divan beds and a separate large family bathroom with a walk in shower.

Greenleaf is dog friendly and welcomes pets. The fees are £25 per dog. Please note dogs are not to be let in the bedrooms.

Both Greenleaf and The Greenhouse can be rented to create accommodation for up to 12 guests. Partition doors can be opened to interlink the properties.

The property was clean and comfortable. The location was central to the village, so easy access to facilities. However, as it was located behind one of the hotels, there was sometimes some noise and food smells. There were no views from the property, which wasn't a problem for us as we were out and about most of the time. A good place to be based. There was also a small garden area, which was very pleasant.

The entrance to the property was around the back which I knew but it was behind the Victoria Hotel and wasn't the nicest of environment's for accessing a property. The property information did not say that there was just one window in the living room with opaque glass, as outside the window there was the outside area of another property. There was one little window you could open but basically it was quite dark and smelt quite 'stale' in there. Unfortunately my daughter had wanted to do her revision in that room for her exams after half term, but it was so dark and unleasant that she couldn't study there. In the end we came home early so she could do some revision at home. I do think that this type of arrangement should have been explicit in the property information as it was quite unpleasant and not expected. I feel therfore that it was not good value for money having not spent a whole week there because of the low quality of that downstairs accommodation.

Fantastic location, tucked behind the Main Street. Parking space which is a bonus. Lovely courtyard garden which was lovely to sit outside in. The cottage is comfortable and has everything you need. This is our second visit to this place and it didn’t disappoint. We are likely to book again for next year. It’s close to the shops, pubs and beach. Can’t speak highly enough of it. Thank you
